HOLIDAY VILLA RENTAL WITH ACCOMMODATION ONLY : Bedlinen, Towels, Pool-Towels, water, gas, electricity included.
AIR-CONDITIONING - SUMMER : 10 hours per night included during the Season with Tropical Nights, set on a timer.
From 13:00-15:00 and 22:00-06:00 hrs - or flexible. + 2 hours extra during July and August from 13:00-15:00 and from 21:00-07:00 hrs - or flexible.
Can be activated and controlled manually / individually in each room with the remote control. All doors and all windows must be closed to activate the supply. Extra hours €10 per hour.
CENTRAL HEATING - WINTER : Upto 6 hrs per day included from 06:30 hrs and from 18:00 hrs, set on a timer and sensor on 21º. All doors and all windows must be closed to activate the supply. Extra hours €10 per hour.
INITIAL DEPOSIT 20 % : Not refundable in case of cancellation or change of booking.
BALANCE DUE : If the full balance is not paid 8 week before the date of arrival a reminder will be forwarded. After 3 days the booking will be cancelled and the deposit will be retained.
REFUNDABLE SECURITY DEPOSIT : Refunded in full within 7 working days after your departure, less any breakages or extra cleaning, in such case an invoice will be forwarded within 30 days.
MAID SERVICE :
Full clean and Covid disinfection prior to arrival.
From 14 Nights or more : Full clean prior to arrival and Covid disinfection. Maid Service with change of towels and bed sheet is included every 7 nights.
Maid Service during low-season ( from November until Easter ) : On request / not included. Extra Service on request €uro 20 per hour.
FINAL CLEANING : Is not included in the price, therefore a Final Cleaning Fee will not be charged 3 times when Guests book a 3 weeks stay with us.
PAYMENT METHODS ACCEPTED : Payments in €uro can be made by Bank Transfer. Visa/MasterCard are subject to 1% surcharge/shared costs.
CANCELLATION FEE 2024 :
- 20% of the rental costs More than 90 days before the date of arrival
- 50% of the rental costs 90-61 days before the date of arrival
- 75% of the rental costs 60-31 days before the date of arrival
- 90% of the rental costs 30-11 days before the date of arrival
- 95% of the rental costs 10 days or less before the date of arrival

FREE CANCELLATION : if you cancel more than 1 year before the date of arrival
If it is illegal to travel abroad for holidays and/or borders are closed due to Official Government Travel Restrictions to Spain and your Travel Insurance will not cover, we would offer you to move the full amount for a new reservation within the same year.
If we need to cancel : villas2rent Mallorca have the right to offer you an alternative villa or an upgrade.
Villas2rent Mallorca reserves the rights to change the rates of the villa rentals and conditions without notice.
PRACTICAL INFORMATION
ARRIVAL : To ensure a smooth and trouble free arrival experience, it is appreciated if you could provide us with your flight details. Should you have an early flight arrival we will make arrangements for you to drop-off your luggage after 12:00 hrs, however we cannot offer any responsibility for the safe keeping.
CELEBRATIONS & EVENTS : Celebrations, Activities and Events are not permitted without a special permission and the maximum number of Guests in the Villa can never be exceeded. In some properties extra beds for infants and children may be requested on the time of booking through-out the Summer ( Easter - October ). The number of Guests staying in the property must be declared at the time of booking and like staying in a hotel, it is obligation to pay the Tourist Tax "Ecotasa" and to leave a copy of the passports of all Guests, that we would pass on to the local authorities on your behalf. Unlisted Guests will be required to leave the premises immediately. Groups of teenagers and young adults under 25 years are not permitted, unless we have a special agreement in writing, including a security deposit of €uro 200 per person.
COMPLAINTS : If you should have cause to complain, this must be informed immediately to: info@villas2rentMallorca.com and always during your stay. However we appreciate any suggestions for improving our properties sent to us after your stay.
DEPARTURE : To facilitate cleaning and maintenance we kindly ask all Guest to vacate the villa, pool and grounds in a tidy position, including putting dishes in the dishwasher and to place all inventory and furniture where you found it on the day of arrival, and also to remove all garbage and take it to the disposal (f.x. next to S'Horta Footballstadium or Euroski Supermarket in Cala d'Or), including all open food left-overs and always before 10:00 hrs. The Guests agree to pay an additional charge to cover any expense of additional cleaning required because the Guests fails to comply this clause. Please advise if you wish to vacate the property earlier than 10:00 hrs. The house keys must always be deposited outside in the lintel.
DRIVING INSTRUCTIONS : Driving Instructions with GPS coordinates will be sent to you 4 weeks before the day of arrival. The postal address in the countryside is not GPS friendly.

FORCE MAJEURE AND NATURAL DISASTER : Villas2rent Mallorca can not be held responsible for any discomfort due to Force Majeure caused by climate, natural environment, polution, epidemics, pandemics, closing of borders, food shortages, strikes, lockouts, building works or similar.
GUIDE-SERVICE : Complimentary representative service - on request. Our reception is by ROIG Rent a Car in Cala d'Or.
INTERNET : Complimentary WIFI in all the villas with optical fiber - the code is in the booklet in the villa.
MAINTENANCE : The owners and staff reserve the right to visit their property anytime to undertake maintenance, repairs, gardening and pool cleaning etc.
PETS : Are regrettably not permitted in any of our properties.
SATELLITE TV : We do offer a range of English, Spanish and German channels in all the villas.
SMOKING POLICY : We strictly enforce a no-smoking policy inside the buildings in all the properties. A 200 €uro deep cleaning fee will be deducted from the security deposit for those Guests smoking inside.
WATER : The tap water is filtered and can be used for cooking. For drinking water, tea and coffee bottled water is recommended.
When you confirm a booking and forward a payment, you and all of your named party have the authority to accept, and do accept these terms and conditions.

Villas2rent Mallorca only offer legal properties for rental with the Spanish ETV certificate following Spanish law.
ETV ( Touristic Stays ) Law 2/2005 decreed 17/2006, from 17th of February 2007
Law ruling touristic stays and legislation of the Balearic Islands imparted by Inestur of the Balearic Ministry of Tourism.
All holiday properties rented out to tourists has the obligation to have an ETV permit. This quality certificate of the Balearic tourism board is given only to those properties meeting the defined conditions and the according sign with number must be attached to the house.
All Tourist must be registered and pay the Eco-Tourist-Tax "Ecotasa" for the local authorities upon arrival to the Villa, except children 0-15 years.
